Recently the Boulder Daily Camera and Denver Post reported that the real estate market is slowing down and prices are dropping. I don't think so. From what I'm seeing, this is premature reporting. The stories compared sales statistics from January 2019 to January 2018, and drew conclusions based on this narrow window in the wake of the government shutdown. What am I actually seeing on the ground? A seller's market with multiple offers and price increases, especially for homes priced at $1.5 million or less. I feel that comparing the first quarter of 2019 to the first quarter of 2018 will show that prices are not dropping, but are actually still increasing. Stay tuned for an update on the market in my March newsletter next month.
Boulder County typically experiences a first-quarter rush and this year is no different. Motivated buyers + low inventory mean excellent opportunities for sellers. Getting on the market now instead of waiting for the spring season will likely net a better price because there will be less competition.
