The Boulder County real estate story for 2026 is shaping up to be A Tale of Two Markets - single family homes are holding steady while attached dwellings are struggling. The median price of single family homes is up 2.3% over this time last year and the number of sales is virtually the same compared to last year. Meanwhile, the median price of attached dwellings has decreased 7.6% compared to this time last year and the number of sales has decreased 10.5%. Statistics show that the market has become more competitive for all types of property and not every property will sell - just 24% of single family homes are currently under contract and only 17% of attached dwellings are under contract. At the top of the market in 2021/2022, 65% of single family homes were under contract and 76% of attached dwellings were under contract. As a result, buyers have more choices and are taking their time to make decisions. In the current market, buyers are purchasing the most updated properties in the best locations, while homes that are outdated, have less than perfect locations or are priced too high are sitting. For single family homes, it's mostly an even playing field between buyers and sellers. For attached dwellings, it's definitely a buyer's market.
