We've purchased 2 homes with Rich in the last 2 years and everything has been super smooth and successful! He and his teammate Taylor are outstanding communicators, keep us on track, and in the loop in all matters. Our first purchase was during the pandemic and the inventory was low with rising prices. Rich was able to narrow down the homes we saw and found 4 homes we could have loved and had to choose between. Ultimately we decided on one home and he counseled us in our offer and how to make it the strongest one possible and attractive to the sellers. He was right and out of multiple offers, we were able to get the home. Our 2nd purchase wasn't as competitive but he again counseled us and we bought the home. Rich is a real estate investor himself, so he is quick to identify potential investment opportunities and able to apply real estate investing principles to analyze and compare properties in a non-subjective/return on investment kind of way.
Perhaps most importantly, Rich is amazing at identifying and understanding all the oddities that can come up with unique properties around the Boulder area. There is a multitude of nuances that can and do come up so often with the purchase of a property. Zoning this , property line that, easement over there etc. Rich is so good at identifying and addressing these oddities that only an experienced realtor would even think of. I believe this is because he has done so may deals over the years and seen a lot of things go wrong. This may be the #1 reason not to just use your friends realtor friend. A lot goes into being a great realtor. Way more than meets the eye. Don't short change yourself.
Oh, there's more. Rich also schools you through the financial process. He will make sure you are getting your funding in place in a timely manner, and keep you in line and moving through the financial process as best he can. Often it is not as easy to get funded as us commoners think it should be, so it is good to get some help pushing this forward to meet the deadlines and getting the job done. I will be using Rich again soon.
