After 7 straight years of appreciation, our market appears to be flattening out. In each of the cities throughout Boulder County, prices are flat on average compared to a year ago. Yet, some pockets of the market are still seeing rising prices. The common thread is this: competitively priced properties that show well can still sell quickly, sometimes with multiple offers.
Fall has a way of creating buying opportunities in the Boulder County real estate market. First, there tends to be a lower number of active buyers, which means less competition. Also, some sellers who came on the market late in the season become more motivated. It's a short window and the properties vary, but it can be a great time for owner occupants and investors to buy, especially this year since interest rates are the lowest we have seen in almost 2 years. Call me to explore what's out there and get positioned to take advantage of seasonal opportunities.

Current stats show that appreciation is slowing in Boulder County, going from an average 11.57% annually over the last 5 years, to 6.14% in the last year. This leveling off feels healthy to me. Again, ours is the most stable real estate market in the country!
