Great for real estate: Boulder leads another cool top 10 list. Priceonomics.com has named Boulder the Top City for Bicycling in America. In addition to Denver (No. 9), Fort Collins (No. 17) and Colorado Springs (No. 31), the list  was dominated by West Coast cities in Oregon and California.

The site also noted that college towns including Boulder have large used-bicycle markets. It said well-educated cities tend to have more developed bicycle markets, but was unable to completely explain what drives a city to take up biking, considering the possibility that a liberal arts major, culture or government policies were contributing factors.

Boulder, Denver and Fort Collins also made Priceonomics.com's Fixie Index, referring to the use of fixed-gear bikes, landing No. 13, No. 19 and No. 22 respectively. Denver has the 7th largest used bicycle market.

Colorado continues to build and leverage its science and technology resources, according to the Milken Institute's 2010 State Technology and Science Index, in which Colorado ranks #3 behind only Massachusetts and Maryland. The index recognizes states that use investment and long-term planning to grow and leverage their tech and science assets into businesses and high-paying jobs. Colorado has maintained its #3 rank since 2008.

That's great news for our market, as businesses and educators in Boulder County lead the way. If you're like me, you believe that innovative, well paying jobs in an entrenched entrepreneurial environment are perhaps the best indicators of long term strength in the real estate market. Another reason to love where we live!

Heavy rains in Boulder last week and the washed out Red Lion bridge reminded me that Boulder County has the highest flash flood risk in the state.

If you are in a 100-year floodplain you have a 1 percent chance of being flooded in any given year. It only takes 3 inches of rain over a few hours to trigger a 100-year flood.

Your home and place of work may be in the floodplain. Check Boulder's floodplain map to determine if you live or work in a floodplain. If you're in the floodplain, make sure your insurance is adequate and up to date.

Check out boulderfloodinfo.net for good overall information and preparedness plans.
